    Description

We are delighted to offer onto the property market for sale this delightful stone villa which has been lovingly renovated by its owners to incorporate traditional features and blended with modern day living for the perfect mix.

Finding a property in Kayakoy is not something you come across everyday and it is rare to find such a charming property in this much sought after area, added with the great price tag and we therefore strongly recommend early enquiries.

The villa has an amazing roof top terrace which has spanning views across the historical valley and across to the lush green mountains which dominate the area. It really is the most tranquil spot to sit and relax and while away the hours, or perfect spot to entertain guests, particularly beyond the sunset when the village starts to twinkle away below.

The villa enjoys its own private swimming pool which is masked by greenery for privacy and which gives a natural environment for bathing. At the poolside there is a lovely stone built BBQ area, ideal for alfresco dining.

This stone villa is found nestled within the winding roads of Kayakoy; an almost untouched village which holds so much history and under the protection of UNESCO.

There are only a small scattering of houses built within the foothills of the ruins and abandoned houses of Kayakoy; once an ancient Greek village dating back to the 18th century and abandoned since 1923. The hillside is covered in ruins, Lycian tombs, and even a Church. You are still able to walk around the ruins and take a step back in time.

In brief, the villa has 3 bedrooms and 3 bathrooms and covers approximately 120m2, being built over 3 levels with storage basement below.

The ground floor level offers a comfortable lounge area which has good light and keeps its traditional feel with wooden flooring, a wood burner stove and feature exposed stone wall. It is blended with the stylish kitchen which is fitted with modern red units and has a central cooking island. There is a balcony off which overlooks the pool below and which enjoys mountain views.

Wooden stairs ascend to the first floor where you find 3 bedrooms. All bedrooms have their own ensuite bathroom. All bedrooms come with both air-conditioning unit and ceiling fan.

The master bedroom has access to a nice balcony off and there are external stairs leading to the wonderful private roof terrace, which provides extensive outdoor space but boasting impressive views which need to be seen to be truly appreciated.

The History of Kayakoy & About Kayakoy Now:

This once Greek village was previously known as Karmylassos and now nicknamed and locally known as the ‘Ghost Town’.

There was a population exchange between the Turkish and Greek governments in 1923, resulting in the village becoming deserted in 1923 when the Greek residents returned to Greece.

Karmylassos at the time had a population of some 25,000 inhabitants and numbers in the newly named Kayakoy today as said to be as few as 2000.

Upon becoming Kayakoy the village started to rebuild itself on the flat lands predominantly for farming purposes and the village nowadays is home to several eating houses most famous for their pancakes and village breakfasts but include a handful of high class restaurants such as Izelea which has a beautiful courtyard setting. The village winehouse is a restored stone house dating back 400+ years. There are also traditional BBQ restaurants which offer a unique dining experience where you sit in traditional eating areas (kosks) and sample traditional meze whilst BBQing your own meats on the pre-prepared smoking BBQ that is brought to your table.

Activities in the area include walking, horse riding, mountain biking and even a camel ride!

The location of Kaya is 8km South from Fethiye Harbour Town, 4km West from the tourist resort of Hisaronu, 8km North-West of the famous Blue Lagoon beach resort of OluDeniz but locals much prefer the quieter (unknown by tourists) beach of Gemiler which is 8km South of Kayakoy.

Gemiler is set behind the hills of Kaya village and is famous because it overlooks St Nicholas Island) said to be his birth place. On the road to Gemiler there is a wonderful walk through the pine forests to the almost unknown Afkale monastery which is carved into the rocks and has panoramic views across the Mediterranean
